Negotiating the release of a North London site in the Green Belt and disposal of surplus asset
Overview
The disability charity Leonard Cheshire Trust, was looking to dispose of their 5.52-acre site within walking distance of Enfield Town Centre. The site, containing a 14,761sq ft former residential home, straddled the Green Belt with 25% of it classified as brownfield land.
THE SITE / LOCATION
Enfield, part of the GLA, is known for its extensive parklands, thus marking land for removal from the Green Belt was potentially controversial. Being a desirable and well-connected neighbourhood within easy commute of central London, care home operators and other residential-led developers were eyeing the site with interest.
OUR ROLE
We were tasked with achieving the best sale on an unconditional basis for the freehold interest whilst simultaneously structuring ongoing planning overages. Working with planning advisors, we identified the site for its potential use to fulfil housing need as set out in the Local Plan Review; recommending its removal from the Green Belt and managing the submission.
THE OUTCOME
The entire site was successfully excluded from the Green Belt and sold in excess of guide price.
